Longview is a planned mill town from the 1920s, and it shows in the housing: a large stock of compact pre-war homes on regular lots, many with their original gutter profile and original fascia. That is where most of our repair work comes from - eighty years of Pacific Northwest rain on timber that was never meant to stay wet.
Kelso sits across the Cowlitz and lower, closer to the confluence. The practical difference is drainage: on the flatter riverside ground it matters much more where the downspout discharges, because water leaving the pipe has nowhere to go. We look at the ground here as a matter of routine, not just the trough.
Kalama is smaller, steeper and greener, built up the hillside above the Columbia. Access drives the price - the downhill elevation of a house on that slope can be a storey taller than the uphill side - and the conifer cover is heavier than either of the other two towns, which moves most Kalama houses to three clearings a year rather than two.
Same pricing in all three, no travel surcharge. Longview and Kelso run through the week; Kalama has set route days.
